First time property buyer viewing checklist

As a first time property buyer, is there a list of things I should consider when going to viewings? example radiator placement? how many plug sockets and placement in a room?

  • Radiators and sockets would not be on my list. Start with can you afford it: how much, realistically, can you afford taking into account all the costs such a legal fees, SDLT, moving… No property is perfect, it probably needs some work, even a new build will need some decoration, so take that into account when considering how much it is worth to you. Do your research before the viewing. Google streetview is linked from Zoopla. Go to the local authority website: check the council tax band and current charge, look at planning applications in the vicinity, environment agency website will show flood risks and much more. Previous sales of the property and often agents detail can be found on Zoopla. Google the place name, street etc, take a look at local newspaper, in general try and gather as much information as you can, with the internet so much is out there if you look. As for the property itself. Start with a wish-list what is the ideal property you would like? Nothing will ever be that perfect, so what are the priorities? (if you really care about sockets and radiators go ahead, put them on the list) Always view twice before making an offer.

  • Great pointers here. Most modern houses have a plug socket of some sort on most houses (so you wont have to worry too much about extension leads etc.). Make sure that the larger rooms have appropriately-sized radiators, particularly if the ceilings are high.

  • Part II Essential kit for viewing. Camera (the best way to take notes) Binoculars (to look at the roof etc) Tape measure (will your furniture go through the door, your car fit in the drive? etc) Damp meter a ladder and laser measure are optional but really get agents worried. Torch.

  • Whether there is a garage/parking spot. We viewed a property and the agent didn't mention there was a separate garage and this is something I really wanted so wasn't keen on the property. Then I saw the floor plan again and the separate garage changed my mind.
