Loft conversion without permission/Implications

I am considering the purchase of a property which has had a loft conversion without building regulations. Nor planning permission I am still interested, what would I have to do to allow conversion to stay (Others in Road) Its a repossesion? Would this incur a large cost to myself, with the current climate, how much could I realistically drop the price by. Would be geninely grateful for any advice. And Thank you in advance

  • If it doesn’t have a dormer and just a velux it probably didn’t require planning, but certainly would require building regs. If you want to use it and sell it as a room, rather than loft you will have to get retrospective regs. Dependant on when and how well it was done, but i guess that it will not meet current regulations as depth of insulation, wiring, stairs etc is much greater now and therefore it will be expensive to obtain regs as you will probably have to rip it apart nd more or less start again. However i would value the property at the same price as one which didn’t have a loft conversion, and you can get an indemnity policy to cover the lack of building regs if you have not contact the council about this.

  • Technically if required you would have to obtain retrospective permission from the local authority for the conversion. If it did not require permission then building regulations would need to be satisfied. Either of these may incur costs while you make the structure right. Worse case scenario the council could apply for an enforcement to remove the conversion and you would have to return the property to original.
