Fee information

Administration & Setup Fee: £250 (inc VAT) per tenant.
Our Administration fees cover the time and administration involved with the applicant’s application which will cover credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of the tenancy application. The fee also includes providing a Tenancy Agreement.

Guarantor Fee: £250 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement A Guarantor maybe required in the event that your income does not meet the requirements for the property, if you are in receipt of Local Housing Allowance or if you have not rented previously. There maybe other circumstances too.

Company Admin Fee: £300 (inc VAT)
When a company makes an application to rent a property either residential or commercial the above fee is charged for processing the application, associated paperwork and referencing

during your tenancy:

Amendment to a Tenancy Agreement: £120 (inc VAT)
Where a change is made to the current tenancy agreement for example the rent date is changed or an additional clause is added.

Renewal Fee (Tenant’s share): £100 (inc VAT)
At the end of your fixed term period a renewal of tenancy would be required this would include, contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Ending your tenancy:

Check out Fee: £100 (inc VAT)
Attending the property after you have vacated to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee: £35 (inc VAT) per reference request
Collating information on your current Tenancy and preparing a reference for a future landlord or letting agent.

Other fees and charges:

Out of Hours Services: £96.00 per hour (inc VAT) plus any actual costs incurred.
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments: £30 (inc VAT)
Where the Tenant falls in to arrears and action is taken by the agency a charge is added to the account. In the event an overpayment is made and funds need to be returned to the Tenant a deduction is made to cover our time and bank charges.

Call out with Keys: £40 (inc VAT) during office hours – £80 (inc VAT) out of office hours

Should we need to attend the property for the Tenant(s) to gain access when locked out.
